Six two-bedroom homes in Greenville, compared

Yes, and there are more than you'd expect. We keep six two-bedroom homes in Greenville, each sleeping five, and the choice between them comes down to one question almost nobody asks first: do you want to be near the Swamp Rabbit Trail, or do you want to be near downtown? Those are different trips. Four of our six sit on the trail side of town, one sits a short stroll from the baseball stadium, and one puts you in the middle of downtown itself.
Here's what each one is for.
If you came to ride or walk the trail
The Swamp Rabbit is the reason a lot of people pick Greenville over somewhere else in the Upstate. It runs roughly twenty miles through Greenville County, flat and easy, with trailheads at Falls Park and Cleveland Park in town and at Gateway Park and Trailblazer Park up in Travelers Rest. From Cleveland Park, you're about a mile and a half south of Falls Park and downtown. Head north instead and you hit Furman at seven miles, Travelers Rest at ten. People do the run to Travelers Rest and back as a morning, then eat lunch and nap.
2BR Retreat near Swamp Rabbit was set up with exactly that in mind. It's an apartment, two bedrooms, five guests, with free parking, a full kitchen with the cooking basics stocked, and a dining table big enough that a group actually eats together instead of balancing plates on their knees. There's a dedicated workspace too, which matters more than it sounds: half the people who book a week here are working two of the five days.
Cozy Modern 2BR by Swamp Rabbit and Comfy 2BR Getaway near Downtown! are close siblings: same size, same setup, both a short move from the trail, both with a dishwasher and a dryer, which is the pair of appliances that decides whether a five-night stay feels like a holiday or a campsite. The second one's name tells you where its balance sits. It's near the trail and near town, and if you're splitting your days between the two, it's worth looking at first.
The Cedar Lane building, and why two listings share an address
Two of our homes sit at 401 Cedar Lane Road, in Sans Souci, with the trail nearby and a view of the city. 2BR Cedar Lane Road Retreat at Swamp Rabbit Trail! has smart TVs in both bedrooms as well as the living room, which sounds trivial until you've shared a two-bedroom with teenagers who want different things at nine at night. It also allows long-term stays, so if you're in town for a contract, a renovation, or a hospital stay, start here.
The building takes some explaining, and it's the kind of thing worth knowing before you arrive rather than after. On-site parking is one car, in the front of the building, reached from Hellams Street: you turn off Cedar Lane onto Hellams and the access road is right there. Arriving without a car is simple enough, since a taxi or a rideshare from the airport, the train or the bus can bring you straight to the address.
The companion listing, 401 Cedar Lane Rd, has two bathrooms rather than one. For two couples travelling together, that is the single detail most likely to decide the booking, and it's the only two-bedroom we have where a second bathroom comes into the conversation. It's also the most thoroughly outfitted of the group: blackout curtains, extra pillows, a toaster and baking sheet, wine glasses, books and board games on the shelf. The description calls it the Swamp Rabbit Trail Retreat and the trail is a short walk or bike ride from the door.
If the trip is built around a Drive game
The Greenville Grand Slam! is a short stroll from the baseball stadium and minutes from downtown, which makes the evening logistics trivial: you walk to the game, you walk home, nobody draws straws over who drives. Two bedrooms, five guests, free parking for the car you won't need that night, and a dedicated workspace if a weekday gets in the way of the weekend.
It's a leaner listing than the Cedar Lane pair. One bathroom, a kitchen rather than a fully kitted-out cook's setup, and fewer of the extras. If you're out most of the day and treating the apartment as a base for games, restaurants and the West End, that's the right trade. If you plan to cook three dinners, look at the trail-side apartments instead.
If you want to walk out the door into downtown
2BR Heart of Downtown Greenville is the one that puts you in the middle of it. Two bedrooms, sleeps five, centrally located, and the shortest description of any home we list, which is about right for a place whose whole argument is the address.
What that address buys: Falls Park on the Reedy sits beside downtown in the West End, thirty-odd acres of it, open from seven in the morning until nine at night and free to walk into. The waterfall is best seen from the Liberty Bridge, a long curved span held by cables on one side only, which is stranger and better in person than in photographs. Two places to eat sit inside the park itself, Mary's Restaurant at Falls Cottage for sandwiches and Southern cooking, and Passerelle Bistro doing French food by the water. Enter at South Main and Falls Park Drive and Spill the Beans is on your left as you go in, then stairs down past Passerelle and out onto the bridge. There's free parking in the West End Market lot off University Street, though from a downtown apartment you won't be using it.

What all six have in common, and what they don't
Everything we run in Greenville is bright, clean and modern, with a well-stocked coffee station built around a Keurig and a drip maker, because arguments about coffee method are not how anyone wants to start a holiday. Self check-in with keypad entry means late flights into GSP, which is about a quarter of an hour out from downtown, don't require a handover. All six of these two-bedrooms take pets, all six have WiFi and a washer, and all six allow five guests.
Beyond that they diverge, so it's worth matching the home to the week:
- Two bathrooms: 401 Cedar Lane Rd.
- Long-term stays: 2BR Cedar Lane Road Retreat at Swamp Rabbit Trail!, which lists them explicitly.
- A fire pit: Great 2BR right near downtown, which also keeps board games and smart TVs, and sits close enough to town to walk in for dinner.
- Serious cooking: the Cedar Lane pair and 2BR Retreat near Swamp Rabbit all list cooking basics, a dishwasher, an oven and a dining table.
- Working while you're here: a dedicated workspace is listed at 401 Cedar Lane Rd, both Swamp Rabbit retreats and The Greenville Grand Slam!
When two bedrooms isn't actually the right answer
Five guests is the ceiling on every two-bedroom we have in Greenville, so if your group is six or seven, stop looking at this category. 3BR 2B with Fenced Back Yard sleeps seven and has the fenced yard that makes a difference with a dog or small children. 3BR 2.5Bath with EV charger Near Cherrydale sleeps seven too, with a large fenced yard and a charger in the garage, which is a genuine relief if you've driven in electric and don't want to plan your week around public chargers.
Bigger again: 5BR 4B Huge Space with 2 Level Game Barn sleeps twelve, with four full bathrooms split two up and two down, and a heated and air-conditioned two-storey barn out back holding ping pong, a TV, bean bag chairs and games. It's close to downtown and to Drive baseball. For a family reunion in July, when nobody wants to be outside between two and five, that barn earns its keep. 5BR Spacious Retreat Near Swamp Rabbit &Cherrydale also sleeps twelve and sits near the trail and Cherrydale shopping.
Before you book
Nightly rates, minimum stays and what the total looks like once taxes and fees are added all move with the season and the night of the week, so check the dates you actually want on the property page rather than working from a figure you saw elsewhere. The same goes for pet details and cancellation terms: they're on the listing, and they're the two things guests most often discover late. Book direct and you're dealing with us rather than a platform, which mostly matters at the moment something goes sideways and you want a human to answer.
One last piece of planning advice that has nothing to do with houses. If you're here for more than a weekend, give a morning to Paris Mountain State Park, six miles north of downtown and around a quarter of an hour's drive, with four old lakes, fifteen-odd miles of trail, and stone buildings from the Depression era. There's a small entry fee per adult, less for children and South Carolina seniors. Further out, about an hour up Highway 276, Caesars Head State Park opens onto the Mountain Bridge Wilderness Area, sixty-plus miles of rugged trail linking Caesars Head with Jones Gap, and Raven Cliff Falls dropping a little over four hundred feet. That's a full day, not a half one. Plan the drive back for daylight.
